    Normatia

Normatia is Spain's regulatory engine: it converts the CTE, regional regulations, and municipal planning into traceable answers with exact articles, versions, and validity dates.

    Description

Normatia is Spain's regulatory engine. It converts the Technical Building Code (CTE), regional regulations from all 17 autonomous communities, and municipal urban planning into traceable answers: every statement cites the specific document, article, version, and effective date. Building, renovating, or purchasing property in Spain requires navigating three regulatory levels that no one has previously consolidated. Resolving a single question with certainty currently takes between several days and several weeks of technical work, and mistakes can cost five or six figures: a commercial space that doesn't allow for change of use, a project returned for corrections, or a license delayed for months. Our corpus brings together more than 430 regulatory documents across all three levels, structured as machine-readable rules and versioned over time. This allows the system to respond not only with what the regulation says now, but what was in effect on a specific date. In a regulatory exam, Normatia achieved a 95.6% accuracy rate compared to approximately 65% for generic language models. The engine can be used in three ways: - Open and Free Library: Searchable state, regional, and municipal regulations, versioned with a full history of changes. - Project Application: Contextual queries with article citations, a regulatory change radar with alerts, and generated traceable reports: feasibility for change of use from commercial to residential, pre-visa verification, justification reports by basic document, and site-specific regulatory conditions. - API and MCP Server: The Spanish regulatory engine integrated into third-party products: technical software, real estate portals, developer ERPs, and AI agents.
